A modern facility engineered for global growth

Every part of the Zaagmolenpad facility has been designed to support efficiency, safety and high-quality industrial production. The spacious assembly halls provide room to build complete water treatment installations in a modular, consistent manner. New crane systems, automated storage solutions and carefully planned logistics routes allow components to move seamlessly through the building.

The large, twelve-metre-high warehouse forms an essential link within our end-to-end production process. Here, materials are stored, prepared and distributed with a level of control and accuracy that significantly shortens lead times across global projects. Meanwhile, offices, technical areas and loading docks are coming together to form an integrated, future-proof manufacturing environment where teams can work, collaborate and innovate.

Europe’s first fully water-neutral industrial facility | Blue Cycle

What truly sets Zaagmolenpad apart is its water ambition. Once operational, it will be the first fully water-neutral industrial facility in Europe, powered by our in-house BlueCycle® circular water system. BlueCycle® transforms the site into a waterneutral facility, in which rainwater is purified to drinkwater quality and domestic wastewater is treated, disinfected and safely reused for non-potable uses or returned to the environment. The system has been developed and implemented together with a consortium of regional and technical partners: Vitens, Jotem Water Solutions, Van Remmen UV Technology, Betoncentrale Twenthe, Water Board Rijn en IJssel and DHG , whose expertise ensures seamless integration of this pioneering installation.

The project is co-funded by the European Regional Development Fund (EFRO), recognizing its contribution to regional innovation and climate resilience. By borrowing water from the local ecosystem and returning it cleanly to nature, Zaagmolenpad eliminates the need for potable water from the mains network and makes Mission Water a reality within our own operations.

With Zaagmolenpad, we are investing not only in a new building but in a smarter, faster and more unified way of working. Stainless steel production gains additional capacity and precision, while assembly operations benefit from space designed specifically for modular system construction. The facility is built to support extensive digitalization, enabling real-time insights into production planning, materials flow and quality management across the entire NSI network.

By bringing these capabilities together, Zaagmolenpad becomes a cornerstone of our global manufacturing ecosystem, a place where technology, craftsmanship and digital excellence converge to shape the next generation of water technology.

BlueCycle: Developing a fully water‑neutral building concept for commercial real estate

Within the BlueCycle project, Nijhuis Saur Industries (Doetinchem), Jotem Water Solutions (Vriezenveen), Van Remmen UV Technology (Wijhe), Vitens (Zwolle), DHG (Schiedam) and Betoncentrale Twenthe (Doetinchem) are jointly developing and testing an innovative, scalable water system for commercial buildings that enables fully water‑neutral operation.

By smartly capturing rainwater, purifying it to drinking-water quality, and reusing wastewater within the building, the system reduces pressure on natural water resources and helps prevent soil dehydration.

A key strength of BlueCycle is the integration of proven technologies into one compact, self‑managing system, suitable for a wide range of real‑estate applications. The system is currently being tested and validated in a real‑life environment in the eastern Netherlands, with the ambition to scale it globally—particularly in regions facing increasing water scarcity.

BlueCycle delivers a sustainable and economically viable solution to the water challenges of the future, demonstrating how buildings can play an active role in closing the water cycle.
